In Veneto, Northern Italy, BHHS Palazzo Estate proudly presents a Venetian villa from 1600 in exclusive mandate.
The complex consists of the main building, a series of rustic annexes that are arranged successively on the right side of the residential residence. On the left side, slightly apart, the small church stands out, with its polygonal façade that contrasts stylistically with the severe lines of the building. The main building has a disharmonious façade on the street side due to the shrinking of the ground floor windows (perhaps due to a remodeling after the design) and the lack of a projecting balcony.
The façade that dominates the garden, on the other hand, with the symmetrical repetition of the windows, the opening of a door on the upper floor corresponding to the entrance portal, the three-light window supported by columns. These provide the basis for articulating a judgment of classic architectural balance. The compact construction is divided into three floors, including the attic, and is accessed through a majestic round-arched portal with a stone frame and a keystone mask. On the main floor, an imposing three-light window stands out in the center with the central arch slightly higher, all accompanied by a balcony with stone columns flush with the wall on the street side. On the garden side, the balcony is projecting and is supported by four brackets.
The two series of three-light windows that identify the passage hall on the main floor are decorated like the portal on the lower floor, with a stone frame and masks as keystones. The top floor, created in the attic, is lit by small square windows. The property has undergone a global renovation. The north and south walls of the Villa have been completely insulated.
Furthermore, the roof has been completely renovated with the consolidation of the beams and the ridge. The roof has been insulated and ventilated for maximum comfort. All the window frames have been replaced with new windows in national maple wood with low-emission triple glazing.
The heating and cooling installed are made with a heat pump system. There are fan coils and a radiant floor heating system on the ground floor. Electricity consumption is kept low thanks to the installation of 60kW of photovoltaic panels near the villa and 120 kWh of lithium batteries. All the thermal and electrical distribution has been redone.
